Situation update in October 2026

The Housing Finance and Development Centre of Finland Varke (formerly ARA) grants the energy grant for housing companies. The Ministry of the Environment prepared the support, and its decree was issued on 10.9.2026.

  • Housing companies: Varke's energy grant 2026–2027 can be applied for from 28.9.2026.
  • Detached houses: the Vitality Centre (Elinvoimakeskus) grant for giving up oil heating has ended. The application period closed on 25.5.2026, and no new round has been announced.
  • All households: the household deduction is available on the labour share of work done by a company.
  • Housing companies: Varke's grant for electric vehicle charging infrastructure and the grant for condition surveys and planning can no longer be applied for.

Housing company energy grant 2026–2027

Up to 110 million euros has been reserved for the grant for 2026–2027, including administrative costs, and about 25 million euros has been reserved for 2026. The grant is at most 4 000 euros per dwelling and at most 50 percent of the approved and realised costs. The smaller amount decides.

Applicants are housing companies and owners of state-subsidised rental and right-of-occupancy dwellings. Private individuals and entities engaged in economic activity cannot apply. The measures must improve the building's energy efficiency by at least 10 per cent better than the legal minimum. Examples include repairs that improve energy efficiency and indoor air quality, system adjustment, and replacing fossil heating with district heating or geothermal heating.

How the housing company applies

You can apply retroactively until 31.12.2026 for projects whose work began on 1.6.2026 or later. Planning costs incurred after 20.4.2026 are also accepted. From 2027, work may not begin before the application has been submitted. Because the appropriation is limited and applications are processed in order of receipt, it is worth starting preparations right away.

  • Have an energy certificate preparer calculate the building's E-value as it is now and after the repairs.
  • Make a binding decision on the project at the general meeting.
  • Apply for the grant through Varke's online services. A representative needs a Suomi.fi authorisation unless they have the right to sign for the company.
  • Do not start work until after the application has been submitted. Applications are processed in order of receipt.
  • Apply for payment separately. The grant is paid in one instalment, and payment requires the energy certificate issued after the repairs.

Detached house: what support remains

The Vitality Centre grant for giving up oil heating was 4 000 € for switching to district heating, a ground-source heat pump or an air-to-water heat pump, and 2 500 € for switching to other systems. The application period ended on 25.5.2026. The subsidised work had to be completed by 31.8.2026 and payment had to be applied for by 30.9.2026. No new application round had been announced in October 2026.

The main support for energy renovation of a detached house is now the household deduction, which applies to the labour portion. In 2026–2027 the deduction is 40 per cent of the work and at most €2,100 per person, and the deductible is €150. For work related to giving up oil heating, the deduction is 60 per cent and at most €3,500 until the end of 2027. The increase applies retroactively to all work paid for in 2026 (Finnish Tax Administration 13.10.2026). The conditions of the deduction are collected in the Renovation Radar's household deduction guide.

Also find out about your own municipality. Some municipalities and energy companies offer advice or their own grants, but there is no nationwide list of them.

How profitability is calculated

The profitability of an energy renovation depends on three things: the net price of the investment after grants, the annual saving in energy costs and maintenance, and the service life of the solution. A simple payback period is obtained by dividing the net investment by the annual saving. If the payback period is clearly shorter than the service life of the equipment or structure, the investment is usually sensible.

Calculate the saving with your own consumption data, not the seller's example houses. In a housing company, an energy renovation is worth combining with repairs already planned, such as a facade, window or roof renovation, because scaffolding and design are then paid for only once. According to Statistics Finland, construction costs rose by 3.5 per cent in a year in August 2026, so ask for several written quotes and compare them on the same assumptions.
